Two addresses a mile apart land at opposite ends of the same band honestly. A changeout in a Walnut Creek ranch with sound ducts and a modern panel sits near the bottom; the same nominal project in a Bernal Heights Victorian with a gravity furnace, knob-era wiring, and no ducts above the garage climbs toward the top for reasons a good contractor itemizes rather than buries. The City's older stock is a natural ductless market: Victorians and Edwardians heated by gravity furnaces, wall heaters, or nothing much at all, with no duct system worth inheriting. A gas furnace swap on sound ducts is the cleanest case, common in the Sunset, the Richmond District, and across the East Bay. A gravity furnace retirement is bigger: those octopus systems moved air by convection through oversized trunks that rarely suit a modern blower, so the honest quote prices duct evaluation or replacement rather than assuming reuse. The Microclimate Line on the Quote
One metro, several climates, and the quote should show which one it was written for. A Sunset District house lives in fog and wind and may never need real cooling; a Mission or Noe Valley house sees more sun and warmer afternoons; and the inland East Bay, Concord, Pleasanton, Livermore, Antioch, runs genuine summer heat that makes cooling a first-class requirement rather than a bonus.
